Timing is very important in the real estate market, but not in the way you might think.

People often ask agents,

"When is the best time to put my home on the market?"

They are usually expecting an answer like, "March 1st," or "June 1st," or "springtime!" Those are all questions about the seasonal characteristic of the real estate market, and that changes from year to year. Michael Cornell can counsil you on the best time of year for your situation.

"When the property looks its very best!"

A property attracts the most excitement and interest from the real estate community and potential buyers when it is first listed; therefore it has the highest chances of a sale when it is new on the market. This is more true today, than ever before, because of our Internet world.

It is essential that everything is perfect and all marketing materials are ready, not just from the first miniute the property hits the market, but a few days BEFORE it's on the market.

Michael Cornell sometimes uses strategic advance marketing, or "pre-buzz" to generate heightened anticipation of a special listing. This must be done very carefully and with extreme expertise to be effective and not backfire.

Putting your property on the market before it is ready to go, before the best photos are taken, before the marketing materials are ready, or while there are still unfinished projects you plan to do before selling, is a real disaster. DON'T DO IT!
